Helping Homeowners Make Necessary Repairs

Homes Are Possible, Inc. (HAPI) assists eligible homeowners throughout Northeastern and North Central South Dakota with funding for critical home repairs and improvements that help maintain safe, healthy, and stable housing.

To apply, individuals age 62 and older must pick up an application in person at the HAPI office during regular business hours. Staff will provide the application and review the next steps with you.

Before You Apply; Eligibility Requirements

To qualify, applicants must meet the following requirements:

• Home must be owner-occupied
• Mobile homes are not eligible
• Household income must be below 80% of Area Median Income (AMI)
• Income limits vary by household size and county
• Grant funds cannot be used for rental properties
• Previous HAPI Rehabilitation Grant recipients are not eligible
• All work must be completed by licensed and insured contractors
• Materials must be purchased and installed by the contractor



Applicants will meet with HAPI to review and sign a list of eligible and ineligible repair expenses before grant approval.

Funding may be provided as a forgivable mortgage. The mortgage is forgiven at a rate of 20% per year over five years.

Important: If the home is sold or ownership is transferred before the five-year period ends, the

unforgiven balance must be repaid.

Eligible Repairs May Include

• Roof repair or replacement
  
• Windows and doors
• Siding improvements
• Plumbing repairs
• Electrical repairs
• Foundation repairs
• Accessibility modifications


And other health, safety, or structural improvements as approved by HAPI.
