Thank you for your interest in purchasing a home through Homes Are Possible, Inc. Below you will find detailed information about the home purchasing process. If you are working with a Realtor, please contact them directly. If you are not utilizing a Realtor, you will work directly with HAPI throughout the process. 

About our Homes

  • HAPI sells first-generation, move-in-ready homes in its subdivisions and throughout the Aberdeen community. 
  • Income qualifications based on gross income and household size.
  • Silent Second Mortgages of $20,000 or $30,000 are non-interest bearing loans available on homes sold by HAPI.
  • If you are utilizing a Realtor – contact that professional. If you are not utilizing a Realtor, you will work directly with HAPI

How to Proceed With Purchase

   1.  Income Qualifications - view the updated guidelines (maximums) below.

         Incomes are based on household GROSS income.

   2.  Purchase Price: Call for pricing

        With your offer, include a pre-approval letter from your lender.


   3.  Earnest Money: suggested $500

         To be paid by check.


   4.  Intake Form

        With your offer, include the attached intake form.


   5.  Income Verification

        Provide the three most current paystubs for every member of the household. 

        *If you lender has accessed the VOE from your employer(s), provide that as well.


   6.  Homebuyer Education

        Homebuyer education is required to attend before closing on the property.

        Register here.  If you have not completed HBE, you must be registered.  Your

        offer will be considered incomplete if you have not completed or registered for

        the course, and thus, the offer will be rejected.

What are In-Fill Lots?

Infill lots are individual building sites within existing neighborhoods. These properties once had older or dilapidated homes that have since been removed, making way for new, quality housing in great locations.


Why Choose a Governor’s House?

Governor’s Houses are reasonably sized, affordable homes designed for income-qualified individuals and families. They’re a great option for first-time buyers, growing families, or those looking to downsize into a low-maintenance home.


Program Requirements

To qualify, you must:

  • Be credit-qualified through a local Aberdeen lender
  • Meet income guidelines:
  • $71,540 or less (1–2 person household)
  • $81,760 or less (3+ person household)
  • Complete the HAPI Homebuyer Education course prior to purchase

Estimated purchase price: $225,000 – $250,000*


Home Options:

Buyers can choose from several floor plans, including:

  • Two-bedroom design
  • Two- or three-bedroom narrow lot design
  • Three-bedroom design
